a new approach to real estate development: tenant-first, operator-aligned, and community-driven.
5901 melrose avenue - Pawn Shop LA is a culture-forward hospitality concept rooted in sports.
Pawn Shop LA is the vision of entrepreneur and real estate developer Diego Torres-Palma, who set out to create a category-redefining concept and a new model for sports hospitality. Built around a broader cultural shift in how fans gather, celebrate, and connect through sports, Pawn Shop LA blends hospitality, design, culinary ambition, private viewing experiences, and fan energy into an immersive environment built for the way people gather around the game today.
Backed by an investor group spanning sports, media, entertainment, and entrepreneurship, Pawn Shop LA brings rare credibility to the category. Investors and advisors include entrepreneur and Dallas Mavericks owner Mark Cuban, Los Angeles Dodgers President of Baseball Operations Andrew Friedman, legendary television producer Michael Davies, former Olympian and Angel City FC captain Ali Riley, and former NBA player Chandler Parsons.
Located at 5901 Melrose Avenue in Los Angeles, Pawn Shop LA is a sports bar, restaurant, cocktail bar, private suite experience, and events venue designed for watch parties, major sporting events, private gatherings, and culture-driven hospitality.

Fatty Mart - Mar Vista
Formerly known as GRAND VIEW MARKET. The market was focused on serving Local Favorites. Ranging from All-Day Breakfast and Organic Coffee to Beer/Wine Service and live music shows. Today Fatty Mart is the brain child of Chef David Kuo. Chef Kuo has been considering the world of packaged goods and takeout somewhat seriously for years now, and he’s dreamed for nearly as long that he’d be able to share some of his findings with a culturally curious audience. Fatty Mart is the culmination of all those thoughts and dreams, a multi-hyphenate space that pushes far beyond Taiwanese food or grocery fare to become — if Kuo has his way — one of the coolest culinary incubators and retail spaces anywhere in the city.

Benny Boy Brewing - Lincoln Heights (DTLA)
Benny Boy Brewing is Los Angeles’ first combined brewery and cidery, located in Lincoln Heights near Downtown LA. As the neighborhood’s first brewery, Benny Boy brings together craft beer, cider, adaptive reuse, and community-driven hospitality in a distinctive indoor-outdoor setting.
The project includes approximately 12,300 square feet of indoor and outdoor space designed for group gatherings, events, and neighborhood activation. With great bones, a lot of detail went into restoring the building’s original 1920s bow truss ceiling and installing a 55-foot bar made from reclaimed wood. Guests can see the production equipment from the bar, creating a direct connection between the drinking experience and the craft behind it.
The property also features a reconstructed tree from the apple orchard, a mural by Los Angeles street artist Shandu One, and an outdoor courtyard that separates the cidery and brewery buildings with comfortable seating areas.
For Ventana Ventures, Benny Boy Brewing represents the tenant-first development model in action: backing a distinctive operator, restoring an underutilized property, and helping create a hospitality destination that adds energy, jobs, and community value to the neighborhood.
